It\u2019s Already Backfiring Tremendously"},"content":{"rendered":"<p><a class=\"attachment wp-att-28158\" href=\"\/wordpress\/?attachment_id=28158\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-28158\" src=\"\/wordpress\/wp-content\/uploads\/2021\/12\/Screenshot_2021-12-08_15-44-44-1.png\" alt=\"\" width=\"898\" height=\"584\"><\/a><\/p>\n<p><span style=\"font-weight: 400;\">A Swedish economist once remarked that rent control \u201c<\/span><span style=\"font-weight: 400;\">appears to be the most efficient technique presently known to destroy a city\u2014except for bombing.\u201d Unfortunately, we may soon see the destructive consequences of laws limiting rent increases running rampant in St. Paul, Minnesota.&nbsp;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The city just approved a rent control measure that will limit landlords\u2019 ability to increase rents on its 65,000+ rental properties. They will not be able to increase prices by more than 3 percent each year under the new law. Controversially, the initiative does not account for inflation and applies to new construction, not just existing properties. This makes the St. Paul rent control measure<\/span> <a class=\"keychainify-checked steem-keychain-checked\" href=\"https:\/\/www.minnpost.com\/cityscape\/2021\/09\/if-approved-by-voters-st-pauls-rent-control-ordinance-would-be-among-the-strictest-in-the-world\/\"><span style=\"font-weight: 400;\">one of the strictest in the US\u2014if not the world<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Opponents of the measure made all the usual critiques. They pointed out, for example, that a supermajority of economists, <\/span><a class=\"keychainify-checked steem-keychain-checked\" href=\"https:\/\/www.americanexperiment.org\/81-of-economists-agree-that-rent-controls-are-bad-policy\/\"><span style=\"font-weight: 400;\">81 percent per one survey<\/span><\/a><span style=\"font-weight: 400;\">,<\/span><span style=\"font-weight: 400;\"> oppose rent control because of its long-run consequences. Yes, some renters save money in the short term by enjoying artificially low rents. But the restricted prices limit future construction and housing supply which ultimately leads to a housing shortage and less affordable housing in the long run.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In St. Paul, these consequences are already starting to materialize.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cLess than 24 hours after St. Paul voters approved one of the country&#8217;s most stringent rent control policies, Nicolle Goodman&#8217;s phone started to ring,\u201d the <\/span><em><span style=\"font-weight: 400;\">Star-Tribune<\/span><\/em> <a class=\"keychainify-checked steem-keychain-checked\" href=\"https:\/\/www.startribune.com\/developers-pause-st-paul-projects-after-rent-control-vote\/600113731\/\"><span style=\"font-weight: 400;\">reports<\/span><\/a><span style=\"font-weight: 400;\">. \u201cDevelopers were calling to tell the city&#8217;s director of planning and economic development they were placing projects on hold, putting hundreds of new housing units at risk.\u201d<\/span><\/p>\n<div style=\"clear: both;\">\n<div id=\"om-fqmeg7lcejd7fy5oro5r-holder\">\n<\/div>\n<div id=\"om-lxkcubhhqwmdm0lkjkbp-holder\">\n<\/div>\n<\/div>\n<p><span style=\"font-weight: 400;\">\u201cWe, like everybody else, are re-evaluating what \u2014 if any \u2014 future business activity we&#8217;ll be doing in St. Paul,&#8221; major developer Jim Stolpestad told the newspaper.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Another major developer, Ryan Cos, has<\/span> <a class=\"keychainify-checked steem-keychain-checked\" href=\"https:\/\/www.twincities.com\/2021\/11\/09\/as-investors-cry-foul-st-paul-mayor-carter-still-bullish-on-altering-not-ending-rent-control-but-city-council-has-its-doubts\/\"><span style=\"font-weight: 400;\">already pulled plans for 3 new buildings<\/span><\/a><span style=\"font-weight: 400;\">, according to the <\/span><em><span style=\"font-weight: 400;\">Pioneer Press<\/span><\/em><span style=\"font-weight: 400;\">.&nbsp;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Critics of the rent control initiative, understandably, feel vindicated. But this is just the beginning. If nothing changes, investment and construction of new housing will continue to collapse thanks to this short-sighted reform.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There is still hope, though. The new law doesn\u2019t go into effect until May 1, 2022.
